So, what does ODOS Properties actually do?

We'll carry out an online or face to face valuation and provide you with a comprehensive report on your property

You will have a dedicated ODOS Agent throughout the whole process.
you'll be able to select a package and payment option from your client dashboard.
We have two Packages available, a free package (a do it yourself approach to selling your house) and our Comprehensive Package (sit back and relax because we'll take care of the entire process.
Our Free Package allows you to list your property on our website, for free. You take care of the pictures, description, listing - we'll give you the option to pay for adverts on other marketing sites and upgrade to our full service at any point.
Our Comprehensive Package clients get professional pictures, virtual tours, social media videos, descriptions, for sale boards, professional marketing, a dedicated ODOS Agent, sales progression through to completion and much more!
4. Our Flexible Payment Options
The Legal Package - £0 Upfront- 0.70% (inc VAT) commission on completion, you must use our partnering legal services (which actually makes the after progress a lot easier for all parties involved).
The Nothing up Front option - £0 upfront - 1% (inc VAT) commission on completion.
The Ying and Yang option - £179 upfront - 0.80% (inc VAT) commission on completion.
Pass the buck - the buyer pays a premium - you only pay £349 (inc VAT) the buyer pays 0.50% commission on completion.
The UpFront payment option starting at £699 (inc VAT) pay before you list - prices increase dependent on property value.
5. Marketing - Where is my property marketed?
All paying customers have their properties advertised on Rightmove, Zoopla, Primelocation, OnTheMarket, Homesearch, social media and 10's of other property marketing sites.
We know where to put your property and we are constantly looking for the latest marketing techniques to get your property seen by the right people.
Your ODOS Agent will take care of Negotiating directly with a buyer.
Our Agents have experience with negotiation and we'll be sure to get the best outcome for you.
*We now offer free viewings as part of the package in Herefordshire, Worcestershire and Gloucestershire.* Typically we organise viewings for you, but we let you carry out your own viewings. All viewers are vetted before visits.
The majorty of people prefer to do their own home viewings, however we have the ability to cover viewings Natiownide should you want an Agent to do viewings for you.
8. Sales progression (after an offer has been accepted)
Agents are in regular contact with both side’s legal representation. They can also contact other agents in the
chain for updates as well as mortgage brokers etc.
Without an ODOS Agent, you are limited to the information you can find out. Due to data protection, you can only contact your own solicitor for updates.
Our Agents help keep the transaction moving, often chasing others when a push is needed.
